17.16.010 - Purpose.
The purpose of the R2 zone is to provide areas suitable and desirable for a mix of single-family and multifamily housing.

17.16.020 - Permitted uses.
Uses permitted in the R2 zone include:
A.
Single-family dwellings, including mobilehomes (see Chapter 17.32, Mobilehomes/ Mobilehome Parks);
B.
Attached dwellings for multiple-family residences; one duplex, triplex, or fourplex complex per lot;
C.
Mobilehome parks (see Chapter 17.32, Mobilehomes/Mobilehome Parks);
D.
Day care home, family.

17.16.030 - Permitted accessory uses.
The following uses, which are incidental and subordinate to the main use of the property and located on the same lot as the main use, shall be permitted as accessory uses:
A.
Garages, carports, patios;
B.
Detached buildings for the storage of home garden equipment and home workshops not to exceed three hundred (300) square feet of area;
C.
Greenhouse.

17.16.040 - Conditional uses.
Certain uses, because of their size, special requirements, or possible safety hazards, may have detrimental effects on surrounding properties, but may also be compatible with the other uses if they are properly designed. Such uses are classified as conditional uses and require conditional use permits. The following uses shall be permitted only as conditional uses:
A.
Cemeteries;
B.
Governmental structures or uses of land, including but not limited to parks, playgrounds, fire stations, police stations or libraries;
C.
Home occupations;
D.
Hospitals, sanitariums, or convalescent homes;
E.
Nursery schools, day care centers, kindergartens, or other similar facilities;
F.
Public schools, private schools;
G.
Utility facilities, including but not limited to substations, reservoirs, or water towers;
H.
Churches;
I.
Any building with a height between twenty-four (24) feet and a maximum of thirty (30) feet;
J.
Any multifamily unit with a dwelling size less than eight hundred fifty (850) square feet.

17.16.050 - Density provisions.
The following density provisions apply in the R2 zone:
A.
Minimum lot size:
1.
Single family: five thousand (5,000) square feet;
2.
Duplexes: eight thousand two hundred (8,200) square feet;
3.
Triplexes: ten thousand two hundred (10,200) square feet;
4.
Fourplexes: twelve thousand two hundred (12,200) square feet;
B.
Minimum lot width: fifty (50) feet;
C.
Minimum lot depth: one hundred (100) feet;
D.
Maximum percentage of lot coverage: forty (40) percent;
E.
Minimum front yard setback: twenty (20) feet;
F.
Minimum side yard setback: five feet, except that on a corner lot the side yard on the street side shall be a minimum of fifteen (15) feet;
G.
Minimum rear yard setback: ten feet; garages or accessory buildings five feet;
H.
Maximum building height: twenty-four (24) feet or two stories, whichever is lower and shall be measured from the finished grade;
I.
Minimum dwelling size: eight hundred fifty square feet.

17.16.060 - Signs.
The following signs shall be permitted provided they are not illuminated:
A.
One name plate or sign for each dwelling unit not to exceed eight square feet in area;
B.
One sign pertaining to the sale or lease of the property not to exceed eight square feet in area;
C.
One temporary sign advertising the sale of a tract of land or subdivision. Such sign shall not exceed forty (40) square feet in area and shall be back at least ten feet from the property line.

17.16.070 - Outdoor storage.
Inoperable motor vehicles and heavy equipment or machinery shall not be kept outdoors on the premises longer than thirty (30) days.

17.16.080 - Parking.
Parking shall be provided pursuant to Chapter 17.36.
