Chapter 17.24 - L-I LIGHT INDUSTRIAL ZONE

17.24.010 - Purpose.

The purpose of the L-I zone is to provide suitable and desirable area for light industrial uses which are not detrimental to the public health and safety due to pollution of air and water, excessive noise, dust, smoke, glare, odor, fumes, fire or explosive hazards.

17.24.020 - Permitted uses.

Uses permitted in the L-I zone include:

A.   Farm machinery, sales and service;
B.   Agricultural cold storage plants and warehouses;
C.   Farm feed and seed sales;
D.   Food processing;
E.   Lumber yards;
F.   Bulk storage of agricultural products;
G.   Automobile engine repair, body work;
I.   Grain elevators;
J.   Other uses judged by the town to be no more detrimental to adjacent properties than, and of the same type and characteristic as, the above listed uses.

17.24.030 - Prohibited uses.

Uses prohibited in the L-I zone include:

A.   All residential uses;
B.   Explosives, manufacture or storage, rendering or animal products, fertilizer manufacture, and exterminator and insect poison spray manufacture, and feed lots;
C.   Automobile junk yards and scrap metal yards.

17.24.040 - Accessory uses.

Accessory uses in this zone may be permitted which are customarily incidental and subordinate to the principal use. All such accessory uses must conform to all requirements for the principal use. The following accessory uses located on the same lot as the main use shall be permitted:

On-site hazardous waste treatment and storage facilities as an accessory use to any activity generating hazardous waste and lawfully allowed in this zone, provided that such facilities meet state siting criteria adopted pursuant to the requirements of Chapter 70.105.210 RCW.

17.24.050 - Conditional uses.

Certain uses, because of their size, special requirements, or possible safety hazards, may have detrimental effects on surrounding properties, but may also be compatible with the other uses if they are properly designed. Such uses are classified as conditional uses and require conditional use permits. The following uses shall be permitted only as conditional uses:

Off-site hazardous waste treatment and storage facilities, provided that such facilities meet the state siting criteria adopted pursuant to the requirements of Chapter 70.105 RCW.

17.24.060 - Screening.

All industrial uses which are constructed adjacent to established residential areas shall be provided with adequate screening. Such screening material shall be an eight-foot minimum obscuring fence or other similar type of barrier which shall completely screen the said use.

17.24.070 - Density provisions.

The following density provisions apply in the L-I zone:

A.   Maximum lot coverage: seventy-five (75) percent;
B.   Maximum building height: thirty-five (35) feet;
C.   Minimum front yard setback: thirty (30) feet;
D.   Minimum side yard setback: twenty (20) feet;
E.   Minimum rear yard setback: twenty (20) feet.

17.24.080 - Signs.

Signs located within one hundred (100) feet of a residential zone shall be set back at least ten feet from a lot in a residential zone. Such signs shall not be moving or flashing, and shall not exceed an area of twenty-five (25) square feet on each side.

17.24.090 - Parking.

Parking shall be provided pursuant to Chapter 17.36.
